A buyer’s agent represents you (the buyer) in a real estate transaction. Realtor’s have a fiduciary responsibility to their client, if you allow the listing agent to write an offer on a property that agent is legally obligated to represent the seller, not you.
WHAT CAN A BUYER’S AGENT DO FOR YOU?
· Provide comparative market analysis of all comparable properties on the market · Assist you in making an offer on the property that is below the listing price and render an opinion on the likelihood of the success of that offer · Point out the positive and negative features of the property and the neighborhood · Provide assistance in locating a lender to work with you in financing the property if necessary
WHY SHOULD YOU CHOOSE ME AS YOUR BUYER’S AGENT?
· My passion is turning houses into homes. I own a construction business that specializes in remodels, fix-and-flip properties and fix-and-rent properties so I am uniquely qualified to offer an opinion on the “bones” of a house. · I am passionate about matching your wants, needs and budget to the houses on the market. I am unwilling to waste your time driving all over town just to show you everything on the market. · I provide you with e-mails that detail properties that match your criteria as soon as they hit the market. · I believe that it is a mistake to pay a premium for other people’s remodeling mistakes if you have the time and the resources to repair a handyman’s special and I enjoy the hunt for the ideal property even if it doesn’t result in the highest commission. |
